New collector rates will be applicable in Haryana from August 1: Order to all Commissioners and DCs of the government
New collector rates will be implemented in Haryana from August 1. New collector rates were implemented on January 1 and December 1 last year, which were valid till March 30 this year. After March 2025, registrations were being done at the previous rates till now. This was causing loss to the government's revenue.
Now for 2025-26, registrations of land will be done according to the new collector rate from August 1. This order has been given to the commissioners and deputy commissioners of all the divisions by the Revenue Department under Chief Minister Nayab Saini.
With the increase in collector rate, buying and selling property in Haryana will become more expensive. This step of the government will not only fill the state treasury but the burden on the common man's pocket is sure to increase.
There is a proposal for an increase of 5 to 25 percent at various places for the new collector rate. Last year, due to the code of conduct for first Lok Sabha and then assembly elections, new collector rates could be implemented only on December 1.
Even the local administration decides the collector rate
The collector rate of land is decided by the local administration in any district. It is decided on the basis of the market price of land in different areas of different cities.
Collector rate is the minimum price of land in any district at which a real estate property can be sold to a buyer. The collector rate keeps changing from time to time, which depends on the location and market trends.
Highest collector rate in NCR
Due to its proximity to the country's capital Delhi, land is very expensive in NCR, so the collector rate there is much higher than other districts. Last year, the collector rate of land was increased by 12 to 32 percent. In Rohtak, Gurugram, Faridabad, Palwal, Bahadurgarh, Sonipat, Karnal and Panipat, the collector rate was increased by 20 percent and in Gurugram, Sohna, Faridabad, Pataudi and Ballabhgarh, the collector rate was increased by 30 percent.
Collector rate is important in land related matters
Collector rate is very important for land purchase and sale. The value committee gives its report only after market research and conditions at different places. Only after this, the decision to increase the rate is taken. However, the final decision on this is taken by the Revenue Department and the State Government.
After the rate is fixed, the registration of land cannot be done for less than this, before this rate was fixed, there used to be a lot of confusion and games in it. Which has been stopped to a great extent after the collector rate was fixed.
The decision to fix this rate every year was taken by the state government. Earlier, the then CM Manohar Lal had asked the officials to make a uniform system in the entire state, after which this policy was implemented.
